How do I schedule a tour?

You can schedule an in-person tour by using the Schedule a Tour page on our website, submitting a request through the Contact Us form, or calling our leasing office. Our team will coordinate a time that works best for you.

What is the application process?

After selecting your preferred apartment, you can complete your application online by clicking the “Apply Now” button next to the home you’d like to secure. You’ll submit your application fee, holding deposit, and required documentation. Applications are reviewed based on income, credit, rental history, and background screening.

How long does the approval process take?

Most applications are processed within 1–3 business days once all required documentation has been received.

What lease terms do you offer?

District Royal Oak offers lease terms ranging from 6 to 12 months, depending on availability and seasonality. Please contact the leasing office for current lease term options.

Is there a waitlist if the floor plan I want is not available?

Yes. You can join our waitlist by submitting an application along with a $100 application fee per person and a $225 reservation deposit. Our team will reach out as soon as a matching apartment becomes available.

Pricing & Fees

What is the monthly rent?

Monthly rent varies based on floor plan, location within the community, and available features. To view current pricing, visit the Floor Plans page or contact our leasing team for real-time availability.

Are utilities included in rent?

Utilities are not included in the monthly rent. Residents are responsible for electricity, water/sewer/trash, and optional services such as internet and cable.

What is the security deposit amount?

Security deposits vary depending on screening results and typically range from $500 to one month’s rent. Please contact our leasing office for details specific to your application.

Are there any application or administrative fees?

A $100 non-refundable application fee is required per applicant, along with a $225 holding fee that will be applied toward your deposit upon approval. If your application is not approved, the holding fee will be refunded.

Do you require renters insurance?

Yes, renters insurance is required for all residents, with a minimum liability coverage of $100,000. Please contact our leasing team for additional details.

Pet Policies

Are pets allowed?

Yes! District Royal Oak is a pet-friendly apartment community in Royal Oak, MI.

Is there a pet fee, deposit, or monthly pet rent?

Up to 2 pets are allowed per apartment home. A $250 non-refundable pet fee, $150 refundable deposit, and $35 monthly pet rent per pet apply.

Are there any breed or weight restrictions?

Breed restrictions and a 65 lb weight limit apply. Please contact the leasing office for full details.

Do you have any pet-friendly amenities?

Yes. The community features green outdoor spaces and walkable areas, along with a pet-friendly atmosphere that makes it easy to enjoy daily routines with your pet.

What appliances are included?

Apartment homes include energy-efficient appliances such as a refrigerator, glass-top stove, dishwasher, and microwave, along with upgraded kitchen features like shaker-style cabinetry and tile backsplashes.

Is there in-unit laundry or on-site laundry facilities?

Select apartments include an in-unit washer and dryer, while community laundry facilities are also available for resident use.

Do the apartments have air conditioning and heating?

Yes, each apartment includes air conditioning along with baseboard heating and a digital thermostat for easy climate control.

Do you offer furnished units?

Apartments are offered unfurnished, but our leasing team can connect you with third-party furnishing providers if needed.

Are there options for upgraded finishes?

Yes. District Royal Oak offers two finish packages, with select homes featuring granite countertops, hardwood flooring, fireplaces, and private balconies or patios.

What amenities are available for residents?

District Royal Oak offers a wide range of amenities including two outdoor swimming pools with sundecks and a hot tub, a 24-hour fitness center, racquetball and sand volleyball courts, and a clubhouse with entertainment and co-working spaces. Outdoor features include grilling areas, picnic spaces, and a fireside lounge.

Do you have a fitness center and/or pool?

Yes. Residents enjoy access to a fully equipped 24-hour fitness center along with two resort-style swimming pools, sundecks, and a hot tub for relaxation.

Is parking available and are there any additional fees?

Yes. The community offers surface parking for residents and guests, along with carport parking options available for an additional fee. Please contact the leasing office for details.

Are there shared spaces like a clubhouse or co-working area?

Yes. Residents have access to a clubhouse with reservable entertainment space, billiards, business center access, and co-working areas with Wi-Fi.

How many pools are available at District Royal Oak?

District Royal Oak features two outdoor swimming pools with sundecks, along with a hot tub, giving residents multiple options for relaxing or socializing outdoors.

Does the community offer co-working or remote work spaces?

Yes. Residents have access to dedicated co-working areas and a business center with printing services, making it easy to work from home.

How do I submit a maintenance request?

Maintenance requests can be submitted through the resident portal, with 24-hour emergency maintenance services available when needed.

What is your policy for breaking a lease?

Is subletting allowed?
