After selecting your preferred apartment, you can complete your application online by clicking the “Apply Now” button next to the home you’d like to secure. You’ll submit your application fee, holding deposit, and required documentation. Applications are reviewed based on income, credit, rental history, and background screening.
Most applications are processed within 1–3 business days once all required documentation has been received.
District Royal Oak offers lease terms ranging from 6 to 12 months, depending on availability and seasonality. Please contact the leasing office for current lease term options.
Yes. You can join our waitlist by submitting an application along with a $100 application fee per person and a $225 reservation deposit. Our team will reach out as soon as a matching apartment becomes available.
Pricing & Fees
Monthly rent varies based on floor plan, location within the community, and available features. To view current pricing, visit the Floor Plans page or contact our leasing team for real-time availability.
Utilities are not included in the monthly rent. Residents are responsible for electricity, water/sewer/trash, and optional services such as internet and cable.
Security deposits vary depending on screening results and typically range from $500 to one month’s rent. Please contact our leasing office for details specific to your application.
A $100 non-refundable application fee is required per applicant, along with a $225 holding fee that will be applied toward your deposit upon approval. If your application is not approved, the holding fee will be refunded.
Yes, renters insurance is required for all residents, with a minimum liability coverage of $100,000. Please contact our leasing team for additional details.
Pet Policies
Yes! District Royal Oak is a pet-friendly apartment community in Royal Oak, MI.
Up to 2 pets are allowed per apartment home. A $250 non-refundable pet fee, $150 refundable deposit, and $35 monthly pet rent per pet apply.

Policies & Procedures
Residents can make rent payments through the online resident portal using ACH or major credit cards.
Maintenance requests can be submitted through the resident portal, with 24-hour emergency maintenance services available when needed.
